Renting out properties as rooms for workers: Tips for landlords in Berlin

When companies send their fitters out into the field, they need suitable accommodation. Some workers only stay for a few days, while others stay for several weeks. To save costs, fitters often rent rooms and tend to avoid hotel rooms.

It doesn't have to be ultra-modern, but comfortable and practical

You have a detached property - so why not rent it out as a fitter's room in Berlin?

It doesn't actually take much. Of course, the rooms should have the most important facilities. However, you are not serving long-term tenants here, but a slightly different target group.

Fitters are not usually looking for luxury accommodation. Instead, the apartment should be practical. Of course, the necessary comfort should not be completely forgotten.

After all, the accommodation should also be a cozy retreat after a long day at work. This mixture of comfort and practicality makes the offer particularly attractive.

Parking facilities are almost always important

Parking in Berlin is a real horror. But for fitters in particular, who are often on the road with bulky vans, the situation is quite different.

Parking facilities, ideally close to the accommodation, are therefore a decisive criterion. Ideally, parking spaces should be located directly on the property. This makes the everyday life of the workers much easier.

If there are no parking facilities, this should be communicated openly. Perhaps there is a parking space or a suitable parking garage within walking distance of the accommodation? This would also be a big plus point.

Many fitters are self-catering: from the fridge to the washing machine, nothing should be missing

Many fitters are often on the road in Berlin and throughout Germany for weeks at a time. Very few of them regularly go to restaurants or the snack bar around the corner.

Instead, self-catering is the order of the day. A small kitchenette with a fridge, hob and oven is therefore a must in every fitters' room. As things can get dirty on the construction site, a washing machine is of course also needed.

What other equipment the accommodation should have depends on the rental period. If the fitters are only staying for a few days, they really only need the basics. For a week-long stay, on the other hand, the accommodation should be furnished like a normal apartment. WLAN, dishwasher, TV etc. are of course an advantage.

Flexible booking models are important for rentals

It is not usually possible to set a fixed rental period, especially when renting out rooms for fitters. Sometimes the rooms are only booked for a few days. In other cases, however, accommodation is needed for several months.

However, there will also be times when the property is empty. Landlords simply have to expect this. However, to ensure that the accommodation is regularly occupied and thus generates income, you should make some concessions to fitters or companies regarding the rental period.

Flexible booking models are the keyword here. Ideally, of course, you would like to rent out the accommodation for as long as possible at a time. However, this is not always an option.
